The Wichita Rental Market Trend Report analyzes four key data points: active listing growth, renter lead growth, average renter leads per property, and the average rent price for two-bedroom listings.
In the first quarter of 2020, active listings reported for Wichita were not as volatile compared to other cities. January through March showed seasonally trending month-over-month gains. April and May posted declines of 38% and 62%, which is off seasonally but on par with other cities during COVID. Moving into 2021, listing growth declined and posted a 52% loss during February, but March showed exceptional growth with a 110% increase, while April erased most of that growth with a 24% decrease followed closely by May at a 31% decrease.
Renter Leads and Average Leads Per Property
Demand on the renter side in Wichita was strong in 2020 and seems to continue to remain strong in the first half of 2021. In the first quarter of 2020 demand was increasing, and March posted the highest average lead count at 62 per property. May 2021 came in slightly lower than the other numbers so far this year, with only 25 leads per property.
Year-over-year, the average rent amount for a two-bedroom listing in Wichita has held steady and was mostly stable throughout 2020. January of 2021 saw nearly a $100 year-over-year increase but has since decreased and stabilized to 2020 numbers. Although May was down by over $100 compared to 2020, June is showing on average $100 higher than 2020 numbers.
