Tenant Criteria : How do you chose your tenants?

I believe the biggest challenge : second to finding great contractors (haha) is finding terrific tenants!

I prefer to find people that will stay with me over the years.

What criteria do you use when deciding on a tenant (obviously fair housing rules apply here)?

Here’s mine :

For our B & C class buildings : ~600 credit score, no eviction history, verifiable employment 2.5x rent

I haven’t been screening Mid term tenants but that will change after this last tenant : leaving dog feces all over the house, porch & stairwell!

So far – we’ve only had 3 evictions in 7 years, multiple renewals. Just trying to fine tune our approach.
