  • Just got the other half of my duplex filled

    It took 6 months (about 3 longer than originally planned) to get the other half of my duplex ready for a tenant – and then to find that tenant! Turns out, I totally should not have had my contractor friend tell me what to expect.

    Finding a contractor was super hard. Too high quotes, then three bad jobs. Finally found a really good guy to help, but he is going to be retiring in the next 3 years. Which is probably when I’m going to consider moving out of the duplex and finding my own house… Kind of a bummer, but there you go.

    Either way, my effective mortgage, now including rent income, is only $344 now! Guys, I’m doing it!

    I’m not sure who else would be happy for me, so I thought I’d share here.

    Any tips for managing a tenant next door? I’m all ears. They seem like a nice couple with a cute dog, so I’m not too worried.

    Wooo congrats! Love to hear successes.

    So much of landlording depends on your tenant, and hopefully you’ve got great ones. But with them next door, you should draw some boundaries and make sure your lease covers stuff like noise complaints, what to do with dog waste, and how to handle parking.

    The biggest thing is to make sure you and your tenants are communicating clearly with one another! I hope it continues to go swimmingly for you.

    Way to go, John!

    My first piece of advice is to ask the contractor whose work you liked if there’s anyone in his network that he’d recommend using after he retires.

    Also, I agree with Jonathan’s note about communication – that’s key, especially when your tenant lives right next door. I’d add that your proximity could make it tempting for tenants to walk on over if they need help with something, so giving them clear instructions on how you prefer to be communicated with and what constitutes an emergency will set all of you up for success.
